Demolition has begun on the first of a number of brownfield sites on Moat Street in Willenhall, clearing the way for new homes.
The project, which is a key part of Walsall Council’s long-term Willenhall Framework plan, will see over 100 new homes built to breathe new life into the area.
The dilapidated industrial unit on Moat Street is the first of six sites that will be cleared in the area, many of which have been derelict for some time. A swathe of sites were acquired by the council in 2025 following a Compulsory Purchase Order, and plans will see circa 100 new homes built for both open market sale and affordable tenures.
Following a period of complex site surveys, asbestos removal, waste clearance and site preparation that commenced in October 2025, Keepmoat Homes and AR Demolition are now moving ahead with demolishing existing structures.

Many of the derelict units within the scheme have been the site of significant antisocial behaviour issues over the years, including a number of fires, so removing these unsightly and dangerous buildings to make way for new developments is key to the regeneration of Willenhall.
The new homes will be delivered by Keepmoat Homes and are designed to be energy-efficient, attractive, and accessible across a full affordability range.

The regeneration of Willenhall is supported by funding from the Government’s Levelling Up Fund and the West Midlands Combined Authority.
